| Wesbury Village plans underway in Conneaut Lake |

Page 1 of 3 Talk of “Wesbury Village Conneaut Lake” took up a great portion of the October Sadsbury Township Supervisor meeting. The developer, Jeff Davenport, and the engineer, Ashley Porter, were both on hand to share the details of the project. Davenport stated that Wesbury decided to expand operations to Conneaut Lake, searched for sites and found one at the intersection of Routes 18 and 322. This would be located on the west side of the light in the area across from Waid- Coleman Funeral Home. The nearest large business in the region would be Lake View Ford to give a better idea of where it will be. Porter and Davenport made it clear from the get-go that it was simply a very preliminary presentation and was done in order to keep supervisors abreast of the situation from the absolute beginning. The same is true for other bodies such as planning commissions, etc. They will be attending all meetings in order to address any and all issues straight away. If the name Davenport is a familiar one, it might be due to his involvement in the Snow Waters project on the west side of Conneaut Lake near Conneaut Lake Park. That project fell under the jurisdiction of Summit Township Supervisors hence, reports of it would have been under the heading of Summit for reporting purposes in this publication. As for Snow Waters, there has been nothing new to report for quite some time now and the project appears to be on hold. Getting back to the Wesbury plan, Davenport is the developer with Wesbury being the owner. The plan is to have three different components to the village including an apartment complex, a retail center, with a pharmacy, and a two story office structure. As for the apartments, they will be one and two bedroom units and some will have views of Conneaut Lake. The apartments will be available in first, second or third floor areas. As Porter went over the proposal, he said they were careful in terms of the planned entrance and exit regions as to not cause traffic congestion on 322. He said the apartments will not be accessed from 322, for example. Porter said they are moving along swiftly at this time since the construction of the apartments will be the first order of business and they hope to have them finished by next year. He voiced what he called the due diligence phase including: DEP coordinations, PennDOT coordinations, the utility coordinations, etc. He said too that the area has received some fill over time and they are investigating the appropriate type of foundations to install. Porter mentioned that they have been working closely with Zoning Officer Paul Roiz, who was also in attendance. Roiz said the property in question is zoned as a General Commercial C-1. Township Solicitor R. Charles Thomas mentioned that although there will be a brand new zoning ordinance at some time in the near future, he saw no reason to declare a moratorium on new construction.
